Government Revises Licence Fee for Central Government Residential Quarters (GPRA) from 1 July 2026

The Ministry of Housing and Urban Affairs (MoHUA), Government of India, has issued an Office Memorandum dated 17 July 2026 revising the flat rates of licence fee for General Pool Residential Accommodation (GPRA) across the country. The revised rates are applicable from 1 July 2026 and will apply to both General Pool and Departmental Pool residential accommodations under Central Government Ministries and Departments, with certain specified exceptions.

Who Will Be Affected?

The revised licence fee applies to:

  • General Pool Residential Accommodation (GPRA)
  • Departmental Pool residential accommodation under Central Government Ministries and Departments

The revised rates do not apply to:

  • Substandard or unclassified accommodation of the Ministry of Defence
  • Residential accommodation for Defence service personnel
  • Accommodation under the control of the Ministry of Railways.

Effective Date

The revised licence fee rates are effective from 1 July 2026. All Ministries and Departments have been instructed to recover the revised licence fee from eligible allottees in accordance with the new orders.

Revised Monthly Licence Fee for GPRA

According to the annexure, the revised monthly licence fee is as follows:

Licence Fee for Servant Quarters & Garages

Where allotted independently of regular accommodation, the following monthly charges will apply:

  • Servant Quarters: ₹100 per month
  • Garages: ₹70 per month

Hostel Accommodation Charges

The revised monthly licence fee for hostel accommodation is:

  • Single Room (without kitchen): ₹620
  • Single Room (with kitchen): ₹870
  • Double Room: ₹1,200

Instructions to Ministries and Departments

The Office Memorandum has been circulated to all Ministries, Departments, CPWD, NBCC, State Governments, Union Territories and other concerned authorities with instructions to implement the revised licence fee from the effective date and ensure that all eligible allottees are informed.

Conclusion

The revision in licence fee aligns with the provisions of the Central Government General Pool Residential Accommodation Rules, 2017. All Central Government employees occupying GPRA or eligible departmental pool accommodation should verify the revised licence fee applicable to their accommodation type and ensure that deductions are made as per the updated rates effective from 1 July 2026.
